Set within the grounds of one of the area’s oldest farms, 2 Higher Farm holds a wonderfully balanced position between the soft curve of Daymer Bay and the rolling surf of Polzeath Beach. From here, days unfold with ease, drifting between coast path walks, saltwater swims and long, unhurried lunches in the open air, with the added luxury of being able to wander out on foot for a morning coffee or something freshly made just moments from your door.

Step inside and the sense of space and light is immediate. The heart of the home is an open-plan kitchen, dining and living space, where cool slate tiles run underfoot before giving way to warm wooden flooring in the sitting area. A log burner sits at the centre, ready to draw everyone together after a day by the sea, while generous sofas invite you to sink in and slow the pace. Throw open the doors and the outside becomes part of the living space, sunlight spilling in as the garden calls.

Out on the terrace, a sheltered sun trap sets the scene for easy afternoons and lingering evenings. Gather around the table for alfresco suppers or slip into the hot tub with something chilled in hand as the last of the light fades.

As night falls, four thoughtfully styled bedrooms offer a calm retreat. Tucked into the eaves, the master bedroom feels wonderfully private, complete with its own en-suite featuring both a bath and separate shower. A double bedroom also benefits from an en-suite, while two twin rooms on the ground floor provide a flexible setup for families or friends.

Practical touches have been carefully considered too. A handy utility room, accessed from the front of the house, is ideal for dealing with sandy kit and salty wetsuits, while a separate WC provides a convenient spot to rinse off after a day spent by the coast.
