Why should I use Latitude50’s holiday property search service?

We provide an entirely independent service with your requirements at its heart. Estate agents represent and act solely in the interests of the property vendor, but we'll always do what's best for you, and will act to secure you the best possible property, in your required location, and at the best possible price (if you instruct us to negotiate on your behalf).

Unlike other property home search companies, we can use our specialist knowledge of the holiday industry to interpret the opportunities within the marketplace. We are best placed to help you to find a dream holiday home that not only fits your criteria but is likely to be a lucrative holiday letting proposition.

How are you able to help once a suitable property has been identified?

Once a suitable property that you'd like to purchase has been identified, we can (if you wish) negotiate on your behalf. If you’d prefer to enter the negotiation process yourself, we'll be on hand to ensure that you receive the required advice at every stage along the way. Once a sale has been agreed, we can recommend a selection of solicitors, mortgage and insurance advisors, architects, planning consultants, interior and garden designers, builders and removal companies.

Will you handle funds for me?

We regret that we are unable to handle funds on behalf of clients. All purchase funds will need go through the usual channels via solicitors and banks.

The requirement is for agents to confirm the identity of buyers once an offer has been accepted. A cash buyer's status will need to be qualified, which will likely involve supplying a bank statement or letter from a solicitor or bank manager confirming that the funds are sufficient and legitimate. Having these elements in hand will aid the process.

What happens if my circumstances change during the search process and I am unable to proceed with a purchase?

Sometimes life gets in the way and circumstances change. Other than the non-refundable Search Fee paid on instruction, if your circumstances change during the search period and you do not buy a property, there will be no additional charges.

Can I be involved in the process?

If you come across a property you'd like us to assess on your behalf we are more than happy to provide you with our service, and to include that property within the final shortlist for viewing. From an initial list of ten, we will visit and provide feedback on up to three shortlisted properties.

If you just want our expertise and advice, but want to negotiate yourself, that is absolutely fine.

What other help can you provide along the way?

Viewings: We will personally inspect every property that you nominate (up to three final shortlisted properties) and provide you with detailed feedback indicating whether the property has the potential to join the Latitude50 portfolio. If you'd like to visit the property yourself, this is something that we can organise on your behalf.

Negotiation: Once you have decided that you’d like to purchase the property, and provided there is no conflict of interest, we can, if you wish, negotiate a best possible price on your behalf, subject to contract.

Reporting: We will provide you with regular progress updates, and will write a comprehensive report once we have viewed the shortlisted properties. This will indicate whether the property has the potential to join our portfolio of coastal holiday homes, and offer some information on the immediate local area.

Conveyancing and beyond: We have an address book of trusted partners who can assist you as you move through the buying process and towards making your property ready for inclusion within the Latitude50 portfolio. We can recommend people to undertake renovations, carry out interior design, source or create furnishings, and help with removal services.

What is the expected timeframe from instruction to receiving a list of ten prospective properties?

Much depends on how defined your specification is, and the availability of properties within the marketplace at any one time. We will normally aim to provide you with the results of initial searches within a fortnight of establishing and confirming your search criteria.
